Our services

Our services are provided at three levels, depending on your precise needs. Whilst your mortgage lender might provide a valuation report, we believe that, for total peace of mind, a fully independent Intermediate or Building survey from Emerson Survey and Valuation Ltd is worth the extra effort when making such an important investment.

Whichever report fits your property requirement, you have the peace of mind of knowing that each is prepared with the utmost care to provide you with the confidence you need to make informed property buying decisions.

Valuation: Typically, a simple valuation report is provided by a mortgage lender. They are also needed when assets are being valued following a death or when a property value is required due to personal circumstances such as marital changes. A valuation typically comprises a two-page report giving Emerson Survey and Valuation Ltd's expert assessment of the value of the property.

Intermediate Survey – this style of report is aimed squarely at people acquiring a new home and is variously described as a “Home buyer” or “Home mover” report.

These reports are much more comprehensive when compared with a valuation report. The Intermediate survey takes a much more detailed look at building elements from the roof void to the drains – and all elements in between!

We will look at each room, examining the property for problems with ceilings, windows, walls, floors, doors and services. Where practicable we will access the roof void and the drainage system. We will of course also closely examine the exterior of the property.

Most importantly we will be looking for any signs of the most detrimental problems likely to affect a building, namely damp, timber decay, structural movement and dated/defective services.

Emerson Survey and Valuation Ltd uses a colour-coded ‘traffic light’ system, which gives a red, amber or green rating when we report on what we have discovered.

For example, any structural movement, damp or timber decay will be given a red rating, emphasising that it should be investigated straight away, prior to a legal commitment to purchase.

Amber ratings point out issues that can be addressed less urgently i.e. outstanding maintenance items.

A green rating indicates areas of no real concern.

All our findings are recorded in a simple, straightforward and user-friendly report format.

We will also provide a Market value for the property to assist with negotiations and also a rebuilding cost to ensure that your insurance cover will prove adequate.

Stuart says: “The intermediate report flags up any serious or significant problems, thereby enabling the buyer to instruct specialists to confirm the extent of any works needing to be done. Resultant costs can be quantified and the client will then be aware of their effect on the agreed purchase price.

We know that people want to be able to acquire their property, move in and immediately begin enjoying their new home. This style of report will provide peace of mind and the knowledge that there are no unpleasant surprises lurking in the property that could shatter that dream!”

Building Survey: This is a full structural survey of a property and is particularly important when a property is old, Listed, built using non-traditional materials or where significant work on it is planned. A full Building survey is a very detailed look at the whole building and provides a bespoke comprehensive report listing all the defects, from major to minor and what remedial work is needed.

A Building Survey can be tailored to your individual requirements, particularly if you want us to look at a particular aspect of the property, like the wiring, drainage or roof.

Our full Building Survey is reported back to you in a detailed but straightforward and user-friendly report.
