Frequently Asked Questions

Why do I need my own independent survey?

The best way to reach an informed decision on such an important investment is to have a professional survey and valuation on the property which is of interest to you. This is probably the biggest single investment you will ever make so it makes sense to establish whether the property is affected by defects or other issues that might justify renegotiation of the purchase price – or that might otherwise come as an unpleasant surprise later. Your own survey is a simple, cost-effective and economical way to avoid unpleasant and perhaps costly surprises after moving in.

What are the main benefits of having such a survey?

Aside from the peace of mind of knowing what, if any, ‘secrets’ the property is hiding, you will also be armed with a valuation giving an opinion on the proposed purchase price for the property and any work that needs to be done, which could have an impact on negotiations.

But I already have a Mortgage Valuation report…

Even so, we believe it is still advisable and prudent to arrange an independent survey by your own independent Surveyor.  The Consumers' Association Which? magazine and the Council of Mortgage Lenders give this advice:

“The reason for a Survey is simple: the Mortgage Valuation report is prepared for the lender-not for you, the borrower.  It answers only the lender's questions concerning the appropriate security for your loan.  You cannot rely on it to answer the questions which concern your personal interests.”

What choice of surveys do I have?

Our full range of surveys is listed in our services section, but basically they are a simple valuation, a more thorough Intermediate survey or a full Building survey.

Why should I choose Emerson Survey and Valuation Ltd?

As qualified surveyors, Stuart and Chris have more than 50 years’ combined experience in the industry and has built a reputation second to none for providing an honest, friendly and competitively-priced service that offers home buyers peace of mind when making very important decisions. We place customer care and personal attention to detail at the heart of everything we do.

How long does it take and what do I get at the end of it?

This depends on which survey you opt for. If you opt for the simple valuation report, an inspection will take around half an hour and you will be provided with a two-page report on the property. An Intermediate survey inspection is more thorough and  takes significantly longer – typically up to an hour and a half.

After this you will receive a report in excess of 50 pages in length on the property, listing any defects or shortcomings under a colour-coded system.

A Building survey can take up to three hours to examine the whole building sufficiently to provide this detailed bespoke report.

We appreciate that time is often of the essence and always ensure that the inspection and delivery of the report are undertaken expediently.

Are you covered by insurance?

Yes, Emerson Survey and Valuation Ltd holds indemnity cover and utilises the Ombudsman Service and the Centre for Effective Dispute Resolution Service.

How much will it cost?

Again, this depends on the type of survey required and as every survey and property is different we give an individual quotation based on your specific needs. Call us for more details and a free, no obligation discussion.
